Buying a house is exciting but can be stressful unless you know what to expect along the way. After identifying the dream house and negotiating the contract, it is time for the buyer to select a home inspector. Home inspections help the buyer know the property's condition in areas not generally seen during the looking phase of home selection. The inspection furnishes the buyer with knowledge of any issues that may need repair before closing. It also gives the buyer an idea of what short and long-term maintenance to expect. A buyer should be encouraged to vet and select a Mississippi licensed home inspector. Although REALTORSĀ® have experience with several home inspectors, the buyer should choose the inspector.

After the inspection, the buyer and the buyer's REALTORĀ® can meet the home inspector at the property to hear a summary of the inspection. Since the buyer's agent will assist the buyer in making any reasonable repair requests of the seller, the buyer's agent needs to be present to listen to the inspection report. A home inspection report should not be seen as an opportunity to renegotiate the contract or to ask the seller to rebuild the house, but rather to attempt to negotiate significant repairs. The only role the seller plays in the home inspection process is determining any repairs the seller will perform.
